Why Do Altadena Homes for Sale Turn Up Wildly Different Median Home Prices?

We’re approaching two years since wildfires levelled huge portions of Altadena real estate. In that time, the area’s median home price has virtually lost all meaning. Long used as a quick, hyperlocal cost estimate for homes, the median home price cuts extremes at both ends to help buyers gauge whether a neighborhood is within their budget. If you searched Altadena homes for sale in 2026, you may have found some radically different median home prices, depending on where you looked. At first, these may seem like glaring errors. Rather, these are accurate assessments of a split market within a single zip code: the homes that survived the Eaton fire… and the cleared lots left in its wake.

Disparity Among Altadena’s Median Home Prices

For the three consecutive months ending in May 2026, Redfin reported about $1.3 million for the median price of Altadena homes for sale. That’s up 63.6% from the same time in 2025, just months after the wildfires. By August 2026, other trackers were showing what appeared to be anomalies. Some dipped to just below the million-dollar mark. One surged to $1.6 million. Another crashed to $575,000. To understand the method behind this potential madness, we need to go back to the Eaton Fire itself.

Two Inventory Types at Odds

It was the beginning of January 2025 when the Eaton Fire swept through Altadena, leaving a ravaged community in its path. By the time the flames had subsided, around 6,000 homes were lost. Obviously, this dramatically disrupted the Altadena real estate market. Before the end of that month, cleared lots started to hit the Altadena market. The first vacant lot, located on Calaveras Street, listed at $449,000 but sold over the asking price in a matter of days.

From there, more cleared lots as well as surviving Altadena homes for sale hit the market, showing there was still plenty of buyer interest. But this inventory anomaly highlights a unique distinction. Altadena now has two distinct inventory markets moving simultaneously.

Vacant Land

These tend to be priced lower than Altadena homes for sale because the home itself still needs to be constructed. For the purchase price, the buyer obtains the land, the permit path, and a multi-year timeline. In most cases, land in Altadena will sell for under the million-dollar mark, with all-cash offers being common.

Altadena Homes for Sale

The homes that survived the Eaton Fire tend to sell comfortably above the million-dollar mark. Since the neighborhood’s housing inventory has been dramatically reduced, competition for Altadena homes for sale can be pretty thick.

Thinking Twice When Assessing Altadena Real Estate

With so many vacant lots pulling median home prices down and a drastically truncated inventory simultaneously heightening competition for Altadena homes for sale, lumping the two inventory markets together can create inaccuracy and confusion. The type of property that’s closing matters more than ever in this unusual market. So, to get a clear idea of Altadena real estate, you need to do a bit of extra due diligence.

Is Land Factored?

If you’re interested in Altadena homes for sale and are using median home prices to guide your search, determine whether the median you’re using accounts for land sales. If you can’t determine it on your own, reach out to a professional real estate agent. Agents have MLS access and can give you an accurate assessment of a hyperlocal neighborhood’s median home price, with or without vacant land factored in.

Are You Pulling the Right Comps?

Make sure that if you’re pulling comps, you’re pulling them from the right inventory group. Cleared lot value assessments depend on comparative size, slope, street, and completion of debris removal. Likewise, Altadena homes for sale are often valued by comparing them to similar area homes. By cross-contaminating these data sets, you could skew data and throw your estimates off.

Do You Know What You’re Getting Into?

Vacant land and intact Altadena homes for sale offer two completely different paths. With land, you need to be prepared to rebuild. That means clearing the permitting process, meeting Chapter 7A fire-resistant standards, and enduring the time to build a home from the ground up. But investing in surviving Altadena homes for sale has its own immediate cost considerations, including financing and insurance. Not to mention, you can move in right away and start enjoying the Altadena community.

What Do Median Home Prices Really Say About Altadena Homes for Sale?

So, if you’re taking Altadena’s median home price at face value, you may need to give it some closer scrutiny. Someday, the median home price will regain its meaning. But many more of those vacant lots will need to be rebuilt between now and then. For now, we have two different inventory sets in a single zip code. Therefore, we need to navigate Altadena’s market accordingly. If you don’t know for certain what’s factored into Altadena’s median home prices, then tune it out and focus on specific properties instead. An estimate in the wrong direction doesn’t help anyone.
